SRATFORD #1 HUNTING PROPERTY

Stratford #1 NSW Hunting Property is a family homestead and hidden oasis nestled into the landscape that most lifelong locals never knew existed.

 

Views and sunsets from atop the driveway towards the Alpine National Park are breathtaking! Visitors comment about the ambiance of this place. The quietness and serenity it offers are beyond astonishing. It was a priceless experience.

 

Generally, the terrain is gently undulating, and in June, there are some wet underfoot areas. Visitors four-wheel drive vehicles must be cautious so they will not break the surface in some areas and sink to their axles.

 

It is ideal for motorbikes, quads, Polaris, and buggies, though be wary of wombat burrows.

 

The location is 18 kilometers travel from the front gate to the town of Stratford.
 

There is no need to have a four-wheel drive to arrive at this place. On Sinclairs Road, there is a causeway crossing for access which can flood. Despite these possible obstacles, exciting adventures are awaiting at the property.

 

Aside from beautiful camping spots, this property offers cottages for accommodation. The location is where you can see the views and sunsets. By the way, visitors are also allowed to bring their sways and camp stretchers to deepen their camping experience.

 

For campfires, plenty of accessible firewood is available on-site, ready to be cut. However, visitors must carry a chainsaw, and there is a payment of $50 per cubic meter. Camping will be worth it as the campsites offers an wide open space for stargazing at night.

 

For camping, visitors must bring their usual camping equipment. However, they must provide an outside flushing toilet and laundry trough.

 

Staying in the cottage, visitors must carry their stretcher bed and swags. As for electricity and lighting, a generator is available. Yet, they must provide unleaded fuel to run it.

 

During hunting, visitors can do sightings and target shooting by following relevant laws. They must respect the environment, facilities, and amenities.

 

Deer stalking is a prime objective for hunters! The landscape is such to be able to track deer in some locations. The place abounds in deer rubs and secluded dams for deer to wallow. Foxes are roaming around as well. Therefore, visitors can have games with deer, foxes, rabbits, quails, and ducks. 

 

For phone and internet communications, visitors can use Telstra mobile phone services. It has excellent coverage in the area.

Terrain

This property is a unique place that abounds in nature and bird life in a pristine setting. A day will not be enough to see the variety of natural habitats and wildlife.

 

Many dams are in treed and forest settings. It is a challenge to discover and enjoy a lunch break beside one.

 

The moss trail at the base of the escarpment is well-worth exploring. Set yabby pots and catch a feed of yabbies.

 

It is a level, undulating, open grassland, scrub, and forest: 60% cleared, balance forest, and woodland. Rivers, creeks, and dams are flowing. Specifically, there are 25 dams.

 

Temperature and Rainfall

The annual average rainfall is 638 millimeters per year.

 

Cold winters range from 4 to 14 degrees Celsius. During summers, temperatures range from 13 to 25 degrees Celsius. Winters' lows can fall below 0 degrees Celsius, and summer highs exceed 40 degrees Celsius.

 

Autumn and Spring generally provide the best climate.

 

Facilities

The cottage accommodation is where the property owner stays when visiting. It has generator power, gas cooking, a fireplace, gas-powered hot water, and indoor. Although not a 5-star, it is very comfortable for a short stay. Visitors can relax on the veranda and watch the world go pass by!

Visitors can bring their sways or camp stretchers. The spacious camping sites are perfect for stargazing at night. Sipping a cup of tea in the beautiful morning breeze and breathtaking landscape will be a soulful experience. 

Hunters will surely love the different ranges of wildlife that are fine to hunt. One of those animals is the Sambar deer that visit this property year-round! Even fallow deer visits on an ad-hoc basis promise fun hunting. Likewise, hog deer are visible during their season.

Furthermore, there are a lot of foxes, but they are cautious and fast.

Rabbit numbers are low at present. During autumn, there are also quails around.

Ducks are generally in good numbers, but they seem to know when duck season is about to start and mainly leave and return at the end of the duck season! That is a quirk of nature!

Visitors can go spotlighting, but dogs are not allowed. Although crop or livestock is not around, property owners specify that allowing dogs may disturb the pristine environment and its wildlife. 

The property owner recommends a four-wheel drive to get around the property. Motorbikes, quads, Polaris, or buggies are allowed but use extreme care to avoid wombat burrows.

For visitors' further protection, they must bring sun protection, mosquito repellant, and a complete emergency kit during their stay. The property owners have basic first aid only at hand.

 

Best Time to Book

This alluring homestead is ideal for visiting year-round. However, during forest fire-prone seasons like summer, the property owners close it for visitors' safety.

 

Pre-planning is best to do. Before arrival, visitors must go thru booking. As for departure, they must inform the property owners of their schedule.

Property Owners Rules

The rules are coined based on respecting the environment and nature. It is all stated in the property access book. Even so, here is a concise list and the most important ones:

While staying in the property:

  1. Leave gates as found
  2. Take all rubbish with you and dispose of the designated area

During campfire:

  1. Be mindful when starting a campfire or any outdoor fire
  2. Put out the fire if there is no need for a campfire
  3. Obey if there are fire restrictions especially total fire bans

During hunting:

  1. Respect property boundaries
  2. Do not shoot anywhere near the main house or cottage
  3. Hunt respectfully
  4. Do not drink alcohol and hunt at the same time

When driving:

  1. Avoid hilly or steep terrain 
  2. Caution is required as there are wombat burrows

 

Items of Interest on the Property

The serenity and peacefulness of the property are features. As there is a diversity of landscapes, nature and wildlife are abundant. There is about 60% cleared, and the remaining 40% is a mix of open woodland, forested woodland, and manuka scrub. Blissfully, the views over the valley to the Alpine National Park are exceptional.

 

The love of being able to hunt deer in a variety of habitats is fulfilling by nature. The fact that in one property, hunters can peruse rabbits, deer, quail, and ducks is rewarding.

 

Abutting the neighboring flora and fauna reserve sees a herd of deer like to stroll into this property for abundant grazing in open pastures.

 

To be able to hunt through open woodland and track through certain "hot spots" is exciting.

 

As for the children, they exhaust their youthful energy by mountain biking and playing ball sports in some flat grassed areas abutting the cottage and campground area. Bird watching, nature spotting, and photography are also perfect for them to do. The abundance of nature and the views over the valley are good subjects for photography.

 

Visitors who love exploring can roam around the property with motorbikes, quads, Polaris, or buggies. They can discover new trails of this place to their heart's content. Yet, they must be careful. There are plenty of wombat burrows around.

 

Property History and Information

The property owners purchased this place last 2004. At first, they are grazing beef cattle and meat sheep. However, the plan changed, and they switched to the leasing business. Sadly, the result was a rundown of their property. 

 

On the other hand, when they decided to develop their property as an eco-tourism place, they witnessed how good this is for the environment and its wildlife. Now, they intend that this domain must be enjoyed and preserved for future visitors and generations.

 

Tourist Attractions

The nearest town and the neighboring area of this property are full of beautiful places to visit and should be on the visitor's itinerary. One of these places is the Motor Museum nearby Maffra. It periodically opens on some days, and it is popular. 

 

Another refreshing place is a Blue pool at nearby Briagalong. It is a famous spot to take children on a hot day to cool off in a superb setting. In addition, a day trip to the nearby Lakes entrance is a great place to go outing. 

 

On the other hand, Stratford is a picturesque town on the banks of the Avon river. It has the annual Stratford Shakespeare Festival in April and May each year. During that celebration, locals perform the works of William Shakespeare (a famous playwriter) in the town theatre. 

 

Proximity to the Gippsland Lakes, Dargo, and the Avon wilderness are three varied destinations well worth a visit. 

 

Additional Supplies

In case of missing and additional supplies, 18 kilometers from this property's front gate is Stratford town. It has a supermarket, hot bread shop, coffee shops, cafes, hotel with dining room, chemist, hobby shop, bric-a-brac shops, petrol station, and hard wares supplies.

 

The Stratford petrol station is open seven days a week from 6 AM to 9 PM. Their IGA supermarket is open seven days a week from 8:30 AM to 7 PM except for Sunday, which will open at 9 AM.

 

Another town of Bairnsdale can provide any requisites. It's 45 minutes east of this property. 

 

At the west is another town of Sale. It also offers supplies and services not available at Stratford

 

Nearby, Maffra has a fully stocked Woolworths supermarket and banks.

For each non-hunter attending any of our properties, it is compulsory to be covered by current comprehensive public liability insurance. This is a non-negotiable requirement and forms part of your booking contract. Similar to having travel insurance to go on holidays. This insurance is available by being a current member of an AHO, the SSAA or the Shooters Union before your booking is approved.

We also recommend current ambulance cover.

You enter these properties fully aware of the risks involved and do so at your own risk.
